Septic rules in Kalamazoo County

Kalamazoo County's Environmental Health Division, at 311 E. Alcott St. in Kalamazoo and 269-373-5210, permits onsite systems under Article II of the Kalamazoo County Sanitary Code, the Onsite Sewage Treatment Regulations. The county says onsite systems serve more than 30,000 properties and that, once you hold a permit, a currently registered company or you as the owner must install the system. Registered installers complete at least 8 continuing education units a year.

For a sale, the county offers a Mortgage or Condition Evaluation, which it calls the typical inspection for real estate transactions. Its 2025 fee schedule lists it at $270 for well and septic, and the system must be opened before the appointment. The pages we have do not say a sale requires one, and we have not seen the code text itself. The same schedule lists a private sewage permit at $480 with four site visits and $960 for building without one, and the 2026 schedule has raised some lines.

The county recommends pumping every 3 to 5 years. Kalamazoo has two cities in our set, Kalamazoo with 73,132 residents and 76.9 percent of homes built before 1980, and Portage with 49,015 and 53.8 percent. Disputes over the code go to the Sewage & Water Board of Appeals, reached at 269-384-8111. Call Environmental Health before you list a house and ask whether a sale triggers an evaluation and which fee applies this year. The county rules tool and the sale guide show the same lines.
