Septic inspection · Texas

Who inspects a septic system in Texas, and what does the visit check?

Short answer

On an aerobic system the maintenance provider inspects each component at every visit under the contract TCEQ describes, and reports to the permitting authority and to you at least every four months. TCEQ's pages set no inspection schedule for a conventional tank, so ask your county office whether its order sets one. One visit comes to $110 to $455 per inspection in our model, as an estimate, not a quote.

You won't be asked for a phone number until we've checked that a company we send to works your county.

It's free to you, because the septic company that gets your request is the one that pays us. How it works

Who is licensed to look at your system

A Site Evaluator, which is a TCEQ license, evaluates the soil and the site before a system is built, and an applicant needs an Installer II, Designated Representative, engineer, sanitarian, soil scientist or geoscientist credential plus the Soil Analysis Exam. A Maintenance Provider, licensed by TCEQ as an individual person, inspects aerobic systems under the maintenance contract. Ask which of the two the visitor holds.

Septic inspection costs in Texas: our range and the evidence

The model's figure for one inspection is $110 to $455 per inspection, an estimate, not a quote. Only one Texas company, in Collin County, publishes an inspection price we could count, which is below the five needed to set a range from company prices, so the national estimate stands.

EPA's maintenance figure bundles pumping and inspection over several years, so it doesn't price one inspection.

What the contract visit covers on an aerobic unit

The provider tags the system when the contract starts, punches or marks the tag at each visit, inspects every component and tests the system as 30 TAC 285.91(4) requires. Reports go to the permitting authority and to you within 14 days of each test. Some counties charge a yearly fee. Bell County's district lists $20 per contract year for a maintenance inspection or contract verification, and McLennan's $20 annual fee is sent in by the provider, or by the owner who maintains the system personally. A report that shows a malfunction goes to the local permitting authority, which must investigate a complaint within 30 days.

Inspection findings that can't wait

Call right away
  • Sewage is surfacing over the tank or field, or backing up indoors.
Can usually wait for a normal appointment
  • A routine check on a system that drains normally and has no alarm.

Before the inspector comes

  1. Find out whether the system is conventional or aerobic.
  2. Ask the company which TCEQ license the person holds.
  3. Ask the county permitting office whether its order sets an inspection schedule.
  4. Get the report in writing.

Does an inspection need a permit?

TCEQ's pages list constructing, altering, repairing, extending and operating a system as permit work, and looking at an existing tank isn't on that list. A repair that follows the look is, and it goes through the county or the other authorized agent for your address.
