Who can inspect my septic system in California?

Short answer

The OWTS Policy requires every Local Agency Management Program to describe certification or licensing requirements for site evaluators and other OWTS service providers, so your county's environmental health office is the place to ask which inspectors it accepts. Our model puts an inspection at $135 to $555 per inspection, an estimate, not a quote.

Two terms to get into the inspector's report

No state source on this page lists what an inspection must cover, so ask the county's office for its checklist. The OWTS Policy does sort existing systems. One that functions properly stays in Tier 0, and one that fails or needs corrective action falls into Tier 4 automatically, while a system beside a listed impaired water body moves to Tier 3. Ask the inspector to say in writing which of the policy's terms fits yours.

Inspection prices in California: a national range, one local price set aside

Our model's inspection range is $135 to $555 per inspection, an estimate, not a quote. It's a national range scaled by the California septic tank servicer wage ratio, and the single California inspection price we found was too few to move it.

Estimated range, not a quote: $135 to $555 per inspection. Built from one national published range, adjusted by the California septic tank servicer wage ratio (1.08). Seven California companies publish a septic pumping price or typical range (only two print a firm $450) and one a $350 inspection; the pumping range is the middle half of those pumping prices, and a single inspection price is too few to move that estimate. Installation prices from three companies (from $5,000 in the Central Valley to $20,000 or more in the Sierra foothills) are recorded in the price file and not used. Basis: no state company sample (one counted California company price for this job), national estimate only.

Checking the person who inspects

Each Local Agency Management Program must describe certification or licensing requirements for OWTS service providers, site evaluators, designers, installers, pumpers and maintenance contractors. If your inspector holds a CSLB license, the Check a Contractor License page shows its status, classification and bond. An inspector who also pumps the tank needs the local health officer's registration under Health and Safety Code 117405 for that part of the visit. Ask for both numbers.

Inspections that shouldn't wait

Call right away
  • Wastewater is surfacing or backing up and nobody has looked at the system yet.
Can usually wait for a normal appointment
  • A routine look at a system that drains normally.
  • A check before you list the house, with no symptoms inside.

Before the inspector comes

  1. Ask your county's environmental health office which inspectors or site evaluators its program accepts.
  2. If the inspector holds a CSLB license, look up its status and classification.
  3. Ask for the finding in writing, in the policy's words: functions properly, or needs corrective action.

Paperwork for an inspection

Tier 4 decides what follows a failing finding: its repair requirements apply, and a major repair has to meet Tier 1 or Tier 2 as in effect locally. Ask the county office whether the inspection itself needs anything filed.

Questions people ask

Is a routine septic inspection required in California?

The OWTS Policy keeps an existing system that functions properly in Tier 0 until it fails, needs corrective action or sits beside a listed impaired water body. The county office is where to ask about local inspection rules.

What does a septic inspection cost in California?

One national range, scaled by California's septic tank servicer wage ratio, sets it. We found one California company inspection price, too few to change the range.

What happens if the inspector finds a failing system?

Failing systems, and those needing corrective action, fall into Tier 4 automatically. A major repair then has to meet Tier 1 or Tier 2 as in effect locally, so put the question to the local agency before accepting a quote.

How do I check a septic inspector's credentials?

The program for your address describes the credentials it requires of site evaluators and service providers. CSLB's lookup covers a contractor's license status, classification and bond.
